Lexber
Realty Management and Marketing (LRMM), is the exclusive and
in-house marketing arm of developer, Lexber, Incorporated. It
was established by Jess Nuqui, a licensed real estate broker and
appraiser, initially in 1994 for the sole purpose of marketing
all existing and upcoming Lexber projects. At that time, LRMM
was marketing Lexber Heights phases I to IV in Baguio. LRMM,
with only 5 sales agents during that time, was able to sell the
whole project with about 200 subdivision lots within 2 years. As
Lexber, Incorporated opened its subdivision with house and lot
packages in Lexberville, Baguio, composing of almost 300 units,
LRMM reinforced its marketing group by recruiting sales agents
and accrediting brokers. Roberto Basilio was the one in-charge
of LRMM at that time, and had about 20 sales agents under him.
Afterwhich, the son of the owner was appointed to manage LRMM.
This appointment strengthened the sales force even more and saw
a remarkable achievement of better sales performance giving a
dramatic increase in the number of sales.
Alexis
Cruz-Herrera, son of Lexber, Inc. President, a Bachelor of
Science in Business Administration graduate of De La Salle
University – College of Saint Benilde, started in Lexber, Inc.
in 1996 as administrative assistant. Having been assigned to
handle LRMM in 1997, massive recruitment of agents and various
extensive training seminars, as well as accreditation of
brokers, was immediately acted upon, and from 1997 up to the
present, LRMM now has about 100 active, full-time in-house sales
agents, selling and participating in sales activities like
leafleting operations, mall exhibits, weekly newspaper
advertisement inquiries, site-tripping, etc. LRMM now has about
12 local accredited licensed brokers under its sales force, each
with about 50-60 salespeople. It also has several international
brokers as well, like R.P. Realty Investment, Int’l., LRMM’s
U.S. broker, headed by Rafael Pula, having 200 accredited
Filipino-American brokers in and around California, tapping the
big Filipino-American market potential in the U.S.; Danny
Tinimbang of Century 21 who handles the Chicago area; Genuina
Pejo-Tremblay, LRMM’s Hong Kong based broker; and Elizabeth
Tolentino, the newest international broker on the LRMM roster,
who has broken in Hong Kong, Brunei, Italy, Germany, and the
Middle East.
At
present, LRMM is still aggressively into massive recruitment and
training of in-house agents and brokers, to be able to prepare
further for various upcoming Lexber projects. Its target is to
be able to reach up to 200 active agents and 50 accredited
brokers by year 2000.
All
in all, LRMM has sold about 3,000 house and lot packages all
over Baguio, and the Central Luzon area like Bulacan, Cabanatuan
and San Jose, Nueva Ecija.
Because
of its track record in selling affordable house and lot packages
all over Northern Luzon and vacation homes in tourist
destinations in the Philippines, LRMM has also been requested
and eventually accepted marketing agreements with other
developers, and continue to be able to sell for these
developers, even outside of Lexber projects.
LRMM
has 8 staff members and employees under its department in the
main office. It has 2 provincial branches namely,
LRMM-Cabanatuan, which has 6 employees, and LRMM-San Jose, which
has 5 employees. Each branch has about 20 active agents each.
